Regarding Lead Shifts: Have night shift end at 8:00 pm and morning shift start at 8:01pm the night before? Shift night shift to earlier. This would mean that evening shifts would not require the agent to get up the next morning and work overnight leads since another agent is already on by that time.

35% split for farm listings. Seems steep. My expectations I guess are more than an open house for 10%

I’d like to discuss withholding referrals and other converted leads from those who miss meetings, leads, etc. sometimes their conversions remain high so withholding all leads is bad for the company but there should be some accountability. This would allow the team members who are “following the rules” to be rewarded without hurting team conversions. This was on my future agenda but was brought to me by a member of the team.

Can we add mandatory open houses for team leads?
I would like there to be a discussion about these new lead shifts. Right now you have the AM person working a 16-hour shift and the PM person working a 6-hour shift. Having the evening lead shift end at 8 in my opinion is not the best idea as we tend to see a good amount of leads come in before 9 and 10 in the evening, so the PM person could have no leads come in all afternoon and then after 8, 3-5 come in that aren’t reached out to until the next day so the prime time for contact is over. I don’t know about most agents, but I tend to work leads until at least 9.
I would like to recommend either making both shifts go 8-2 and 2-8 and then have a round-robin approach to anything that comes in between 9pm and 8am. The round-robin could be voluntary for anyone looking to add more leads to their bucket. Or we need to find a different way of spitting the shifts. I can personally tell you that when I have am leads I am now working the night before from 8-10 and then the next morning. I know that I am not the only person that does this and it is a little frustrating to have to give up my evening and then be up and at it first thing in the morning. There has to be a better way, and I do also find it a little frustrating that the person that had pm shifts the night before can’t find the time to work their leads in the am like it used to be.
Maybe we could do 10pm-12pm and 12pm-10pm. Something like that.

How to make Dan more available to agents OR structure a program to make other agents available to help as well (compensation discussion needed).
I would like to discuss the possibility of prorating the number of transactions that are charged the $750 fee for agents who produce at a high-level in their first year. For example, if an agent has been with the team for nine months, they only have to pay on nine transactions.
I would like to discuss accountability for agent errors on files, such as not doing an ERTB prior to contract…how do we enforce rules after the fact?
